1. Agreement

By accessing boombhk.com or using BoomBHK apps, maps, or APIs, you agree to these Terms & Conditions and our Privacy Policy.

2. What BoomBHK is (and is not)

BoomBHK is an information platform: a crowdsourced rent map plus tools to list flats, find flatmates, and discover short-term stays. We are not a real-estate broker, property manager, landlord, or party to any rental contract between users.

BoomBHK does not charge brokerage on deals you close off-platform. Any rent, deposit, or stay fee is agreed between you and the other user.

3. Eligibility and accounts

You may browse maps without an account. Listing, messaging, saving pins, or managing bookings may require sign-in. You must provide accurate details, keep your login safe, and be legally able to enter a contract in India (generally 18 years or older).

4. Listings and user content

If you post a pin, listing, photo, message, or review, you agree to:

• Share information that is true, current, and not misleading.
• Only list property you are authorised to offer.
• Not impersonate owners, brokers, or other users.
• Not scrape, bulk-export, or republish BoomBHK data without written permission.
• Not spam, harass, or send unsolicited marketing through the product.

You grant BoomBHK a non-exclusive licence to host, display, and moderate that content so the service can run. We may edit, hide, or remove content that breaks these terms or looks fraudulent.

5. Payments and safety

Never send token money, deposits, or “hold” fees to someone you have not verified. BoomBHK does not escrow rent by default and is not liable for transactions you complete outside the product. Inspect the property and paperwork yourself.

6. Acceptable use

You must not:

• Attempt to break, overload, or reverse-engineer the service.
• Use bots to create fake pins or harvest contacts.
• Post illegal content, discrimination, or adult material involving minors.
• Circumvent location privacy or expose another person’s address without consent.

7. Intellectual property

BoomBHK name, marks, layout, and software are owned by BoomBHK or its licensors. Map tiles and place data may belong to Google or other providers and remain subject to their terms.

8. Disclaimers

The service is provided “as is”. Crowdsourced rents, availability, photos, and owner identity may be incomplete or outdated. We do not warrant that a listing is genuine, vacant, or legally lettable.

9. Limitation of liability

To the fullest extent allowed by Indian law, BoomBHK is not liable for indirect, incidental, or consequential losses, or for disputes between renters, owners, or guests. Our aggregate liability for a claim relating to the service is limited to the amount you paid BoomBHK in the three months before the claim (often zero).

10. Changes and termination

We may update these terms. Continued use after a change means you accept the new version. We may suspend accounts or listings that harm users or the platform.

11. Governing law

These terms are governed by the laws of India. Courts in India have exclusive jurisdiction, without affecting any non-waivable consumer protections that apply to you.
